tenant prequalified stage (like completed background check, credit check) maybe like a yes or no kind of perspective?
landlord and tenant proof of income stage (the first stage could be 2 months but if more were needed then maybe a stage for that or to indicate additional income needed)
landlord and tenant “lease - anniversary” stage to follow up each year.
