Long Tail Real Estate Keywords
Recently I gave a talk about internet marketing and SEO for real estate at the Ohio Association of Realtors.
During my talk, I discussed how companies like Zillow, Redfin, and Realtor (dot) com have convinced the whole real estate world that doing search engine optimization for real estate is impossible.
Don't even try! (They say).
Just pay us for the leads because we are the only companies that can rank since we have so much authority in the search engines. You can never win!
And it's worked! At this point, most brokers, teams, and agents don't even consider SEO since they think it is too hard, too expensive and they feel like they won't get any benefits from their effort.
And they're wrong! In fact, because so many people have given up, SEO for real estate is actually easier in 2021 than it has been in quite some time. Most people have moved on to buying their leads from Zillow or are focused on social media trying to get traction there.
This is your chance! And you should start with "long-tail searches".
What is a long tail search in real estate?
A long-tail search refers to a search that does not have very much traffic (it's on the tail of the traffic curve).
These searches are generally extremely specific (and thus very well targeted) and because they are so well targeted, getting traffic from even a few searches can lead to extremely good leads and high dollar deals.
Take for instance my wife's site https://www.carlycarey.com. On her site, we focus specifically on "Vancouver Island Waterfront Homes" and so for our SEO campaign we target these types of properties as well.
Now there is not a lot of traffic (per phrase) for each of the terms we target BUT one lead can end up providing an amazing opportunity (in fact we just handed over the keys to another waterfront home for $1.2M this month), and that lead came from SEO!
But here's the thing about long-tail searches:
While there may be only a limited amount of traffic per search phrase, if you create and SEO your content correctly, you can literally generate thousands of terms all driving a few visits per week. That's thousands of visits per week! And they are all targeted!

Check out how many words there are. There are 134 different keywords!
And this is ONLY 1 week worth of traffic AND only phrases with the word "waterfront". Just this page alone actually generates literally thousands of different phases and it has helped us close a whole lot of commission.
So if you thought SEO is dead, think again!
SEO is an amazing source of traffic (especially if you have a high authority domain) and 2021 is a great year for real estate agents and brokers to consider getting back in the game. You might want to start with long-tail :)
