What exactly IS ChatGPT and how can we use it for real estate marketing?

Everyone is talking about ChatGPT. But what it is?

Instead of writing my own description, I thought I’d show you an example:

I went to Chat GPT and posted this prompt:

And here is what it said.

Amazing right? There is even a misspelling in there, but this advanced AI application can easily deal with prompts, understand the context of questions, and take instructions…It’s just crazy good!

To give some extra background on what makes ChatGPT so special:

First, the basic idea behind how it works has been around for a while. It’s essentially the same kind of mechanism as predictive text.

So if I were to write “It is _____ today, let’s go to the beach”, you can tell that there’s a higher probability that “sunny” goes in the gap rather than “cold”. Train a computer on enough examples of human writing and speech, and it gets pretty good at making those guesses too. Eventually it can make up longer chains of words and sentences all on its own.

What sets ChatGPT apart are 2 things:

  • A new transformer. This is the method of converting human language into machine language and back. From my understanding, OpenAI found a way to do this very quickly, allowing them to train ChatGPT on more data and produce results quicker.
  • Quality control. ChatGPT’s developers added another layer of training, getting ChatGPT to spit out numerous answers and then asking human evaluators to rate the outcomes (based on criteria like correctness or toxicity). ChatGPT then adjusted and learned to produce more answers that people tended to like or rate highly.

ChatGPT’s current state is part of the training process and, if you’ve been using it for a few months, you can see that it’s no longer making some of its old mistakes.

Many of the articles from just last year highlighting ChatGPT’s deficiencies and errors are already obsolete.
